Hye guys. I've you're looking for a new property development in Bandar Mahkota Cheras, look no further. Here I am as there proud resident of BMC will blog the new development in BMC that i came across while riding my superbike around this township

So here is the progress at the construction site. The land has been cleared and will be ready for piling work soon.

Ni nak kasik opinion laa, bahasa melayu laa, cepat skit dan tercapai apa yg nak dimaksudkan.

Harga property kt BMC mmg dah naik sejak pembukaan access road yg sebelum ni kene blok dengan grand saga. Tambah bulak Jusco dah bukak, mmg property naik harga. Tanah kat BMC mmg dah tinggal sikit tp still ramai consider utk beli property kt sini. As a result, naik laa development apartment yg luas binaannya 1100 sqft. Kalau dulu apartment yang naik memang tak cecah 1000sqft dan harga tak cecah rm100k.

Aku mmg takkan suprise kalau this unit akan sold out (ataupun tinggal bumi unit jer). Ni kerana rumah landed kt BMC kebanyakan nyer dah above rm350k utk intermediate double story unit, not to mention semi D, corne lot. Rumah single story korang jangan mimpi laa. Korang lebih berpeluang bercouple dengan Cik Hanis Zulaikha daripada ada development rumah single story kt BMC ni.

In term of beli rumah untuk invest, in term of bagi sewa mungkin tak begitu nak jalan la since rate kat sini tak mahal mana, tp in term of capital appreciation mungkin ada jugak advantagenya. Pada aku beli rumah ni mmg bagus untuk duduk sendiri.

What i like about this development is dia takde facility yg perlu dimaintain, mcm swimming pool, gym. Semua ni akan membuatkan maintenance fee lagi mahal. Berapa kali korang turun gym & berapa kali mandi swimming pool? paling geram, maintenance ofis tak maintain those facility.

  2. @kak long - ntah yg ni i tak pasti, first time i dgr. kadang walaupon x femes tapi sebenarnya ok. kene try google la.

    developer yg femes ni semua project mahal2, tu laa kelebihan jadi femes coz org nk beli jugak walaupon haga tinggi since they got the reputation

    komisyen xde lah. saja best nak share, kot2 dpt berjiran dgn pembaca blog ni. haha

  4. @budak kajang - mmg x berbaloi utk disewakan. kalau nk dok sindi ok. Nak beli bila siap pegi jual pon mcm tak begitu nak naik banyak. rumah landad sewa rm600 jer skng ni. taktau laa lepas jusco bukak jadi berapa rate dia, mungkin naik ke rm650 jer kot. Initial duit utk beli pon banyak ni, 10% dah 16.6k, pastu lawyer, mrta.

    flat L6 skr dah rm550-rm600 tau.

    hari tu frust owner dah confirm nak jual 65k block L6 yg depan sekali dekat dgn jusco tu.then lawyer call kata i tak bole beli pasai income more then 5k(payslip),sebab itu low cost and leased hold.
    betul ke bro memang macam tu kalau beli low cost walaupun atas org.

    atau ini cuma berlaku pada lowcost leased hold dan tidak pada freehold low cost?

    pasal rumah low cost, mmg ada restriction. Kalau xde restiction sah2 laa org xde duit xleh beli coz org2 kaya dah sebat
